Russell Street Apartments

A 154-unit (23 below market rate affordable) 7-story apartment building located on a prominent corner site in the Eliot neighborhood of Portland, OR. The ground floor contains a mixture of retail, lobby apartment services, and live/work units, while terraced rooftop amenities provide city-line views. Apartment units consist of studios, 1-bedroom and 2-bedrooms.

DJA worked closely with the structural engineer in the schematic design phase to determine the most cost-effective structural framing solution, exploring 7-story mass timber construction, traditional 5 stories of wood over 2 stories of concrete, and 6 stories of wood over 1 story of concrete. Six stories of type IIIA wood construction over a one-story concrete podium, achieved by using a provision in the code, made the most economic sense for the building layout. The start of construction is anticipated in 2024.
